 Our Letting and Full Management Service includes :

 

  1. Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
  2. Advising you on compliance with the various safety regulations.
  3. Locating suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various organisations, and furthermore usually have tenants waiting.
  4. Accompanying tenant applicants to view the property.
  5. Obtaining and evaluating references and credit checks.
  6. Preparing a suitable tenancy agreement and arranging signature by the tenant.
  7. Collecting a tenancy deposit which will be treated in accordance with current legislation.
  8. Preparing an inventory and schedule of condition.
  9. Checking the Tenant into the property and agreeing the Inventory.
  10. Checking and reading all meters and informing the Council of change of occupant.

 For this service there is a one off payment of £200:00  (Silver Service)

In addition to all of the above we offer a fully managed package which includes:

              1. Inspecting property periodically, and reporting any problems to you.
              2. Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
              3. Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement where necessary
              4. Checking tenants out as required,re letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property

    For this Service we charge £50:00 per month.

    Please note that unlike other agencies RENTS GO DIRECT INTO YOUR ACCOUNT.

    You pay us £50:00 into our account monthly- leaving you in control. ( Gold Service)

    We make an Admin charge of £50:00 for each renewal of an existing agreement. Our fees and commissions are not subject to VAT.
